To celebrate Langford’s largest industrial strata development, IntraUrban Cornerstone, PC Urban invites the community to a block party from noon to 3 p.m. Sept. 11 at 834 McCallum Rd.

Vancouver-based real estate developer, PC Urban Properties Corp., has just completed construction on Langford’s largest industrial strata development, IntraUrban Cornerstone, at 830-834 McCallum Rd.

To celebrate, PC Urban is hosting a block party, with the community invited to come mark this milestone from noon to 3 p.m. Sept. 11 at 834 McCallum Rd. Enjoy a barbecue, drinks and games, and tour the newly completed buildings.

The development is 90 per cent sold, with a few premium rear-load units remaining for sale. The seven-acre site is PC Urban’s first industrial strata development in the area and will transform a once-vacant lot into a three-building, state-of-the-art, light industrial hub for local small and medium-sized businesses.

With limited opportunities in the Greater Victoria industrial market, many local businesses are looking to purchase their own office and warehouse space to avoid increasing lease rates and to build equity in their own companies.

The three buildings will provide space for businesses in e-commerce, industrial services, home improvement, high-performance fitness and marine services, among others, in spaces ranging from 3,700 to 5,900 square feet. The new development is located across from the Island’s busiest Costco, just off the TCH, in the fast-growing Langford residential area.

“Strata ownership opportunities for small- and medium-sized businesses in a land-constrained community like Victoria continue to be in high demand, and our IntraUrban industrial projects have been recognized as providing high-quality industrial developments across B.C.,” says PC Urban CEO, Brent Sawchyn.

“This site is in the heart of the Langford with quick access to the Trans Canada Highway. With the growth of e-commerce boosted by the pandemic, there are now more opportunities for companies looking to leverage different ways of doing business. Industrial strata offers long-term security and growth for companies wanting to control their own destiny.”

The project is now complete and ready for occupancy. All three buildings feature contemporary storefront design and extensive glazing, one 10’ x 12’ grade level loading per unit, 26’ clear ceiling heights, built-in concrete mezzanine for units above 3,000 square feet, three-phase power (200 amp), ESFR sprinklers, and heavy floor load capacity, among other highlights.

This is PC Urban Properties 14th industrial strata development in B.C. Known for high-quality design not usually seen in industrial developments, the company’s unique take on industrial strata developments has been successful and set record pricing across Metro Vancouver, Kelowna, and Greater Victoria.
