5-storey apartment taking shape behind View Royal's 4 Mile Pub

The building is 70% sold and expected to be complete in the summer of 2026

A new apartment building will soon look over the historic 4 Mile Pub in View Royal.

Construction crews are currently on site building The Grand and Fir, an 82-unit, five-storey apartment complex marketed towards those looking for a home with easy access to nature.

“Connected to the trails of Portage Park, this nostalgic new development in View Royal is the place for those looking to enjoy the great outdoors without sacrificing convenience,” reads the developer’s website.

Construction began in the spring of 2024, according to Mark Rice, the owner of Mark Rice Realty Group, which is backing the Grand and Fir development. The building is scheduled to be complete in the summer of 2026.

“We are approximately 70 per cent sold, mostly to people from the area who wanted to downsize,” Rice said in an email. “There haven't been many viable options for locals in the area in the past. We also had a lot of first-time buyers buy as we had 30 per cent of the building designed for entry-level buyers consisting of slightly smaller, less expensive offerings.”

Currently, the least expensive unit available costs approximately $529,000, while the most expensive is selling for over $800,000.
