Look up: developers propose tallest Island building for downtown Victoria

The building would be 35-storeys, fulfilling nearly 30 per cent of Victoria's annual housing targets

Vancouver-based developer Reliance Properties will share their rezoning plans with the public for a 35-storey mixed-use development, which would be the tallest building on Vancouver Island if it comes to fruition.

On Monday, Jan. 27, the developer will hold an open house to share their plans for the 1520 Blanshard Street building, currently a small office building leased by the B.C. Government.

“We take pride in our contribution to Victoria’s heritage fabric – buying sometimes dilapidated buildings and giving them new life and purpose,” noted CEO of Reliance Properties Jon Stovell in a news release. “Although our rezoning application calls for a brand-new multi-use development, the design blends heritage style elements with modern innovation – honouring the past while looking to the future. We are committed to building a landmark that will be a point of pride for the community.”

The project includes a 5-storey podium with housing, commercial and retail space, amenities, an activated public plaza, and a 35-storey residential building, which exceeds the city’s official site plan by 11 storeys.

The proposed 321 homes fulfill nearly 30 per cent of Victoria’s annual housing targets and exceed the city’s family housing requirements, with 20 per cent of the homes being two bedrooms and 11 per cent being three bedrooms, according to the developer.

“Our project responds to Victoria’s evolving needs for a healthy, vibrant community where people can live, work and play in proximity,” noted Stovell. “Victoria would also benefit from off-site contributions. In line with our long-standing support of local arts and culture, the development will trigger financial contributions and the potential acquisition of permanent artist space."

Currently, the tallest building on the Island is Hudson Place, which stands at 25 storeys.

The public is invited to the open house on Jan. 27 between 5 p.m. and 7 p.m. at 2100 Douglas Street.
